Denver, Colorado
Owner Representative services, for the design and construction of
a 355-unit loft style apartment complex in the Ballpark Neighborhood
near Coors Field. The project also includes retail space and a 490+
car parking structure with a total construction cost of $39 million.
Project One was brought on board to structure and implement a contractor
selection process, work with the Owner to negotiate and finalize a
Guaranteed Maximum Price (GMP) contract, then monitor and maintain
the cost tracking throughout the project. Project One has allowed
the Ownership to maintain the confidence that all real and potential
cost issues are identified and are being accurately tracked. As Owner’s
Representative we are working closely with the Owner, Architect, the
other design consultants and the General Contractor. Project One has
been instrumental in providing recommendations for redirecting work
forces and challenging the contractor’s construction schedule
and sequencing to allow for increased productivity in the field. Due
to the direct construction knowledge provided by Project One, the
Owner has gained the benefit of this knowledge as well as providing
excellent additional expert resources to the team as needed throughout
the project. 
Sazeraque -
Dinner Club
Lonetree, Colorado
Providing Owner Representative through the design and construction
of a new exclusive dinner theater venue in South Metro Denver. This
unique project will provide an entertainment and dinner experience
unparalleled throughout the front-range. Project One will lead the
efforts on the design and construction side to afford the Owner
the opportunity to focus on the operations and marketing efforts.
1st Bank- Denver Tech Center
Castle Rock, Colorado
Project One is providing the 3rd party review for 1st Bank on the
new Aspen Bio project in Castle Rock, Colorado. This project is
a 17,000 sq. ft. office/laboratory facility in Castle Rock. Our
initial responsibility was to review scope, cost and schedule projections
for completeness and risk assessment. This information was used
in finalizing the loan commitment. Our role continues through monthly
job site visits and filing of a monthly progress report outlining
the level of Work completed in the field.
MICROMEDEX
Greenwood Village, Colorado
Providing Owner Representative services to the Owner, Project One
is working closely with the Real Estate representatives in assessing
the decision to remain in the current location and upgrade or relocate
to a new location. Project One participated in the selection of
the design team and will direct the contractor selection. Once the
team is assembled, we will work closely to implement the plan developed
by the team for planning, design, construction and occupancy.
