Project Completion

Once a project is complete, it is important to bring final closure to all issues as quickly as possible. We will perform an independent project review for completeness of scope, conformance to contract requirements and reasonableness of construction costs and change orders. We will provide a complete report based on our review highlighting the key areas of concern. We will provide recommendations for resolving any outstanding issues and help bring the project to final closure quickly.

Initial Project Set-up

The biggest misconception of project closeout is that it happens at the “end” or “close” of the project. If you wait until then, you have considerably decreased the opportunity to ensure that closeout is what you want it to be. The only way to make the end a success is to define the expectations and requirements at the beginning.

Project One Integrated Services can work with your project team to identify the contractual requirements, expectations, and timeframes for making the closeout run smoothly. As each individual or entity on the team has a different point of view, we will work to capture all the issues and build a map for getting the entire team through to the end with the best results.

During Construction

After construction is underway, there is a much stronger sense of the project’s closeout issues. More of the unknowns have been resolved. Those issues that will require more work than anticipated are also identified. At this time, it is always good to re-evaluate which of those issues include risk and when special measures should be taken.

It is sometimes necessary to review the procedures and status of specific requirements to ensure they are on track. We can help you understand exactly where you are at any time throughout the project.

Independent Construction Audit

Near the conclusion of each project there are often unresolved issues. These remaining issues are either items that occurred late in the project or items that have been difficult to resolve. Project One Integrated Services will conduct a preliminary review of the documentation related to a specific item or the entire project. Following our review we will make recommendations for steps to move forward in resolving the construction audit. This may include special studies, detailed evaluations or reviews of additional documentation. We will use this information and compare the Work with the contractual obligations to determine the obligations of each party to a project.

Project One will either perform the research & documentation or we will direct others in their performance of tasks related to the audit. When the audit is complete we will be available to present our findings to the client or the entire team. We will be available to provide support to the client during negotiations or actually lead the direct negotiations.

Based on our evaluation of the status of your project, we may recommend the development and implementations of customized management tools. If requested we often manage these tools for our clients, all to ensure a timely and successful conclusion to the construction audit.
