Project One prepared and implemented a complete contractor selection
process including contract negotiations and finalizing of the GMP
for the World Port at DIA project. This is a $55 million development
including the construction of 6 buildings totaling more than 500,000
sq. ft. of office, retail and air cargo space along with significant
air side and land side infrastructure. As the project was under a
considerably tight schedule, the Owner realized they needed the best
resources to implement a selection process as deadlines with the City
of Denver were quickly approaching. Working with the entire design
team and Owner, Project One was able to compile the volumes of documents
previously developed by various designers, consultants and managers
into a managed project scope which was essential in order to implement
a highly detailed and accurate RFP process, which allowed World Port
@ DIA to select a contractor, finalize contract language and agree
to a Guaranteed Maximum Price, on time and within the original project
budget.

The Board of Denver Water Commissioners
Denver, Colorado
Providing leadership and training for the Denver Water staff and
Board of Water Commissioners in establishing a project approach
to complete the $130 million Non-potable Reuse Project.
Our Phase 1 Services included assisting the entire Denver Water
team in selecting and implementing a construction delivery method
for their largest project currently underway. In this role we developed
tools to educate the staff and designers in the numerous delivery
methods and identified the advantages and disadvantages of each.
The team selected a CM/GC approach with a Guaranteed Maximum Price.
We led the staff through development and implementation of; contractor
solicitations, RFQ’s, RFP’s, pre-qualifications, interviews,
reference checks, selection of the contractor and contract negotiations.
Since Denver Water had always completed work through a conventional
design/bid/build delivery method, we worked with several departments
to assure their alignment with this new approach. Our role included
developing a new contract format with the legal department, revising
accounting procedures, developing an auditing strategy, developing
new procurement procedures, developing engineering approaches to
the pre-construction and the development of several partial guaranteed
maximum prices leading to a final project guaranteed maximum price.
We also assisted in establishing changes to the contract administration
procedures during construction. Our role has been to develop the
CM/GC delivery approach and train Denver Water staff in understanding
and implementing the new procedures.
This approach has received overwhelming support and as a result
The Board of Water Commissioners approved this approach for the
construction of the $30 million Marston Treatment Plant renovation.

CEAVCO Audio Visual Company. Inc.
Lakewood, Colorado
Provided guidance and direction to an audio/visual company that
was being displaced from a redevelopment area in Lakewood, Colorado.
We assisted our client in determining the project requirements including
size of structure, possible expansion requirements and future exit
strategies. We evaluated options for purchasing existing structures
& renovating versus constructing a new building. Our responsibilities
included evaluating the feasibility of each option, creating proforma’s
and establishing a total project development schedule and selection
of designers & contractors. We also assisted this client in
preparing their overall moving strategy from the existing location
to the new building. We created tools to manage the process as well
as prepared the RFP for selection of a moving company.

Jackpot Springs Casino
Blackhawk, Colorado
Complete Owner Representative Services for a 600,000 sq. ft. casino
and parking structure. This unique project was being planned with
an unwavering commitment to the visitors experience and was designed
to be the most highly finished Casino in Colorado. There were many
challenges including coordination with numerous public entities
such as; the City of Black Hawk, Gilpin County, CDOT, FEMA and the
State of Colorado. The total project budget is $190 million and
all work has been planned to be completed within 25 months including
the temporary re-routing of Highway 119 and the removal of more
than 600,000 cu. yds. of rock.
As Owner Representatives, our services included; significant participation
in the development of the design documents within the project budget,
value engineering work sessions, contract negotiations with the
designers and general contractor, review of proposed subcontractors,
develop/implement management tools for the Owners total project
budget, review and approval of project schedules, direct supervision
of the contractor’s field activities, participation in weekly
Owner/Architect/Contractor meetings, reviews of RFI’s, ASI’s,
change orders, contingency control, payment applications, retention,
look ahead schedules, total project development scheduling, contract
resolution and numerous other tasks required in creating a path
to assure the success of this project.

Il Campanile- Residential Lofts
Greenwood Village, Colorado
Owner Representative Services, for the design, and construction
of a highly finished 23-story loft/retail project in Fiddler’s
Green Center. Our role is to coordinate the designers and contractor
as well as interface with the occupants who will be spending several
million dollars for each unit. As Owner Representative, we establish
the project approach and manage the contract negotiations with the
designers and contractor to assure the proper alignment of accountability
and responsibility throughout the project. We lead team meetings
and directed efforts to assure that the project design evolves timely
within the budget and of the quality level envisioned by the owners.

Fiddler’s Green II
Greenwood Village, Colorado
Owner Representative Services for the planning, design and coordination
of various tenants moving into the 200,000 sq. ft. speculative office
building. Our responsibility is to work with each tenant through
the Architect and Contractor selection process, contract negotiations,
pricing, construction and close-out of each tenant finish project.
In addition to these activities, we manage the owner’s building
stock items including standard TI building materials and existing
modular furniture stock. Project One, positively representing the
owner at all times, works to make the process as simple, timely
and cost effective for the tenants.

Piggly Wiggly Lofts
Denver, Colorado
Owner Representative Services for the complete planning and design
of a high-rise urban mixed use project that includes 94 high end
lofts, commercial office space, retail and a parking structure for
450 cars. The Piggly Wiggly lofts, is located within ½ block
of the main entrance to Coors Field. Project One lead the Ownership
team by conducting weekly meetings, attending design coordination
meetings, providing a contractor selection process which ended in
an executed GMP contract and overall guidance with regard to marketing
and risk management. Due to economic circumstances the project was
placed on hold following completion of the 50% Construction Documents.
